Spring Cleaning Checklist

With the kickoff of Spring in full force, it's about that time of year for Spring cleaning! No one looks forward to Spring cleaning but there is something about the fade of Winter into the beginning of Spring that makes for the want to start anew. Whether deep cleaning or simple organizing is at the top of the list these couple tips and tricks will help prepare for the warmer weather ahead!

Spring Cleaning Checklist:

  • Dust crown moldings and baseboards
  • Dust ceiling corners 
  • Dust/ wash light fixtures and lamps
  • Wash doors and walls 
  • Wash window blinds 
  • Wipe down and vacuum furniture
  • Clean windows
  • Polish wood furniture 
  • Deep clean hardwood, tile, linoleum and carpet flooring 
  • Shampoo carpet
  • Disinfect toilet, including around base, under seat and around hinges
  • Clean air vents
  • Clean, organize and de-clutter cabinets and drawers
  • Replace light bulbs
  • Change air/furnace filter
  • Replace batteries in smoke detector and carbon monoxide detector 
  • Schedule a chimney sweep
  • Schedule termite or pest control maintenance 
  • Clean your purse or bag
  • Clean cell phones, remote controls, keys and other devices 
  • Clean pet feeding dishes 
  • Clean out expired medications and vitamins 
  • Power wash deck, siding, and garage doors
  • Clean grill, gutters and trash cans
  • Inspect roof shingles bricks, wood or stone and replace as needed
  • Trim trees, bushes, and shrubbery
  • Begin Spring landscape maintenance, and if necessary fertilize young plants and trees

City of Denver Market Update March 2018

 The City of Denver Real Estate Market stats below for February show that there are 475 current detached listings and 606 active attached listings and 86 active Kentwood listings. The highest price sold in February 2018 was $2.5 million up 35.1% from the previous year which was $1.85 million in 2017. In the month of February there has been 756 closed sales which is a 3.4% increase from 2017 with 731 closed sales. There has been an 140% change in days on market between the two years with the average being 142 in 2018 and 57 in 2017.

Luxury Real Estate Market Update March 2018

 The Luxury Real Estate Market stats below for February show that there are 567 current residential listings and 52 active condo listings and 78 active Kentwood listings. The highest price sold in February 2018 was $5.1 million up 28% from the previous year which was $3.9 million in 2017. In the month of February there has been 163 closed sales which is a 32.5% increase from 2017 with 123 closed sales.

Denver Metro Real Estate Update March 2018

 The average sold price for homes in February was $453,258 that is up 1.52 percent from the prior month and 12.53 percent up from February 2017. The amount of homes sold are down 2.82 percent from the prior month with only 2,927 homes sold in the Denver Metro Area. That's 9.24 percent from February 2017. The average days on market is 50 down 5.66 percent from the prior month. There are currently 4,084 homes currently active on the market.

Rail Closure at County Line and Lincoln Stations

Due to the RTD's Southeast Rail Extension project, the County Line and Lincoln light rail stations will be closed starting 9:00 p.m. Friday March 16th until 3:00 a.m. Monday March 26th. The reason for this closure is to tie the new 2-3 mile extension of the E, F, and R lines south of the Lincoln station with existing RTD service. 

There will be limited bus shuttle service between the Lincoln and Dry Creek Stations. They do encourage riders to use stations north of County Line Stations or to seek alternative means of transportation. Additional parking will be available at the Arapahoe Village Center Station Park-n-Ride.

Denver Restaurant Week 2018

Denver Restaurant Week 2018 Starting today, February 23rd to March 4th, is Denver Restaurant week! In 2017 there were 245  restaurants opened offering a large variety of options. There are different types of dining experiences such as local marketplaces, chef driven restaurants and brew-houses in nearly every neighborhood in Denver.  

This week is sponsored by VISIT Denver and is a chance to give restaurants more acknowledgment and allows for people in these areas to get out and try a new place. This restaurant week there will be 235 participating restaurants. There will be three price options: $25, $35 and $45. Lone Tree Introduces Small Cell Wireless Facilities

Small Cell Wireless FacilityIn Lone Tree, CO a recent law was passed by Colorado Legislature allowing the installment of small cell wireless facilities. With the increase of our daily use of cell phones and being able to be virtually anywhere, this is some exciting news! 

These small cell wireless facilities are low-powered antennas that will provide cellular and data coverage to smaller areas. These will be unlike the large cell towers you may have seen, they are meant to be smaller, less intrusive and blend well into the background.

Wireless providers want to expand their networks because the demand for mobile data has not slowed. Smartphone data traffic in North America has more than double between 2016 and 2018 and is expected to double again between 2018 and 2020 according to City of Lone Tree News. 

Almost all of the traditional wireless communication providers are proposing new wireless facilities in Lone Tree. This includes Verizon Wireless, Sprint,AT&T Wireless and T-Mobile. There are also some third-parties that have shown interest as well such as Mobilitie, Zayo and Crown Castle. 

 

When the Colorado State Legislature passed this new law requiring all cities, towns and counties in Colorado to accommodate wireless communications facilities in the public right-of-way. This is just like we allow gas, electric, water and sewer utilities. The city has established design guidelines that can guide color and height, Lone Tree cannot prohibit a wireless provider from locating new poles along the streets. 

The City of Lone Tree has worked with other municipalities in the Denver area to establish design guidelines that will minimize the visual impact. Depending on the location they could look like a flag pole or a traffic light. Some existing street lights or traffic signals may be spots already in place for attaching these new wireless facilities.
